ChooseSpain.com offers both rental property and real estate advertising.
Sale Properties can be advertised free of charge.
The site is designed as an owner advertising site, therefore all property enquiries are dealt with by the property owner/agent. ChooseSpain.com is solely the advertiser of the property and takes no responsibility for enquiries, bookings and arrangements made between the owner/agent and a potential renter.

  • 2. Most details can be updated by the owner/agent through our Owners Area. Though the internet is becoming more user friendly, it can still be a daunting place. Therefore we offer owners/agents the option of updating the page themselves or we will amend the page at no extra charge.
  • 3. Owners can add/update 1 entry per property on our Late Deals page up to 2 months in advance.
  • 4. The rental property is added into our basic and advanced search engine.
  • 5. Property enquiries will be sent directly to the owner/agent for their action.

Rental Property Advertising Charges
  • 1. Our standard charge for the first years advertising for 1 property is £75GBP. Multiple properties are charged at £75GBP for the first property registration and then £48GBP for additional property registration. To advertise more than 10 rental properties, please enquire at enquiries@choosespain.com.
  • 2. Single Property renewal fee is £60 per annum . Multiple property renewal fee is £48GBP per annum. Properties that are removed and then re-advertised will be subject to the standard registration charge.
  • 3. The advertising period is charged 12 months pro rata.
  • 4. Payment can be made either online with credit/debit cards through our secure link with PayPal or WorldPay.com, by a sterling cheque, made payable to ChooseSpain Ltd, drawn on a UK bank or building society or by bank transfer.
  • 5. A receipt will be sent shortly after payment has been processed, normally within 4 weeks.

How to Register a Property
  • 1. We use an online form to register a property, this way all the details are sent directly to us from the site and we can begin work on creating your page.
  • 2. Your page is normally online within 2 working days (Monday to Friday) of processing payment, you can review the page and either make updates yourself or ask us to do it for you for no charge. We require that you fully review the page and advise us/update inorder to maintain accurate information.
  • 3. Images can either be uploaded through our site, sent via email or in the post as photos or in electronic format. i.e. CD. (Further details on images can be found here)
  • 4. The property will remain online for a period of 12 months from the initial online date. A renewal reminder will be sent prior to the advertising expiry date.

1. What service do you offer?
We offer an advertising only service for rental and real estate properties in Spain, where the property owner/agent handles all the property enquiries that come from the site. We do not manage properties, nor handle any property enquiries or bookings. Back to FAQ

2. How can I register a property?
You can register a property either online through our registration form or you can request a form, fill in the details and email it back to us, or you can send it to our contact address. Back to FAQ

3. How do I pay?
We can take payment either online through WorldPay or Paypal using a secure server in Sterling, Euros or US Dollars or we can accept a sterling cheque drawn on a UK bank/building society. We are unable to take foreign cheques or cheques in Euros at present. We can also accept bank transfers, please contact us for further information. Back to FAQ

4. What image formats do you want?
We can generally accept most image formats though we prefer .JPG or .GIF files and use sophisticated software to enhance the images, however it cannot do miracles and relies on the original photograph being of a reasonable quality and size. Therefore we are unable to accept photocopies of images. When sending the images by email we would prefer the image size to be a minimum of 640 pixels and less than 500kb in file size, however if you are unable to meet these requirements then just send what you have and we will try to work with it. We can also accept photographs or CDs by mail. If you require the photographs/CDs to be returned, please send a stamped self addressed envelope. Remember the old cliche that an image paints a thousand words and this is certainly true when advertising rental properties. Send high quality images to enhance your listing. It is the property owners/agents responsibility to ensure that they have copyright, or necessary permission to use the images sent to us. Back to FAQ

5. Can I update my property online?
Yes, we have an Owners Area, that you can log into as an advertiser and make updates to your property, such as text, quick view details, prices, contact details etc. as well as updating the availability calendar and adding the property to the Late Deals page. Most of the details can be updated online, however a few, such as images, need to be changed by us. If this all sounds too daunting then we offer a free service to update the property for you. Changes are usually made within 48 hours. Obviously, this facility to update your details gives you much greater flexibility, however we do require that the details are accurate and not misleading to potential renters. Back to FAQ

6. How do enquiries come from the site?
Enquiries are made from the property page, either through the enquiry form link or by the client telephoning you, provided that you have a number displayed. We do not review any of the booking enquiries sent from our site, however, should you be unfortunate to lose your emails, we can send you a copy that is stored on our server. All enquiries must be answered by the owner/agent in a prompt manner even if the property is already booked. We suggest that you have a standard email that you can send if this is the case. 7. How do I deal with bookings?

8. Where will I appear on the search results?
This is one of the most commonly asked questions. It depends on a variety of inputs. On each town page the results are ordered by property type and how many the property sleeps, but within these results the order is randomised. The client can also sort the properties using the field selectors. On the quick search, the properties are sorted within the search fields and then displayed in a random order. On the advanced search, the same happens, though the results are narrowed down depending on the search query. Back to FAQ

9. How many enquiries can I expect from the site?
This is the million and one dollar question and one that we cannot answer nor can we guarantee as it depends on too many aspects. We suggest that to maximise your enquiries, you stick to the basics and provide good quality images and do not expect too high a rental price as the clients will look elsewhere. Keep your renters happy and they will probably return to you and recommend your property to their friends and colleagues. Also when you receive an enquiry, the work has only just begun, you then need to turn it into a booking. The client has probably sent the same enquiry to many other owners, so reply promptly.
